Unfortunately, the only way to deal with people like this is pretty much to get a lawyer, and dig in, or give up. People like him don't care if they end up with a police record, or all kinds of stuff. Your only solution would be to literally put up a fence all around your property, and then put up wireless cameras all over, catch him cutting the fence or damaging it, and then call the police and sue in small claims court, which can result in an adjudication against any income he has coming in (if any).

You mentioned the words pretty much. Pretty much, you are dealing with a bully, or two (law enforcement). They are empowered by getting their way. They are like domestic violence abusers. They "think" they are more powerful than they actually are, which makes them demand more and more, to get their way.

You mentioned that the thought of enticing him on your property was satisfying. I have felt that pleasure. However, I found more joy in destroying his ... um, mind and, self grandiose.

You have so many weapons you do not realize. Getting in his mind is your best. Tell him your selling to Black Lives Matter. Post signs which say "beware of bear (game) traps".

I feuded with my neighbors who thought they could dictate, and now we are good friends.

It's not just being from "out of state".
I frequently see posts on farm/ranch boards saying rather derogatory things about people moving in from outside the counties involved as well.

The 'old families' versus 'the newbies'.
My family went thru it as well in the 60s when we bought this property, which is in a county that was still open range at the time.
We lived about 45 miles away and came up on weekends to work and fence, and was not unusual at all to find our new fences cut and other people's cattle grazing our property. I've been here long enough now to be accepted but there are still the'old family' constructs going on, even within county govt allocations.

If your county in Montana is still open range, then the rancher has every right to expect his cattle to be able to traverse your land to get to the river. That's simply the way open range law works. We initially fence our 124 acres not to keep our cattle in, but to keep other people's cattle out, just as everyone else had to do if they didn't want livestock grazing their property.

There was a PFF member here some years ago that bought some rural property out in Ariz that found out the same thing, when he complained to a rancher that the rancher's cattle were causing damage to the off grid/self sufficient homestead he was trying to build. Rancher and sheriff dept explained it was the homesteader's responsibility to fence the cattle out.
I don't remember the PFF member's username now.

That doesn't excuse the rancher from being an ******* tho.

My old realtor told me the rancher made a low ball offer for the property a few years back before I bought it but he wasn't interested in paying anywhere near market value. Besides, until I got there, nobody was ever around to make him think twice about just using the land whether he owned it or not

I imagine the game cameras would disappear as well. After all, there's no electric or phone on site so if it wanted some kind of surveillance equipment it would be limited by those facts. So best option is game cameras with batteries and memory sticks that I would have to leave there for months and hope they don't disappear before I get back. Not ideal, Jake.



I'm with Jake. I get caveat emptor, but you said the previous owner had issues. Was he from out of state too?

You have to "keep your own counsel" I guess but when it comes to MY PROPERTY, especially my land or my home, I FIGHT like I'm the 3rd Honey Badger on the ramp into Noah's Ark and it just started raining.
