If banks are lending money on real estate ventures, it would seem that they would also do an evaluation of the value of the collateral that the borrower is presenting as security for the loan.
Haven't heard anything about that in the media.

Unless I'm mistaken, this argument has been raised at trial, and the judge has rejected it as an exoneration of the Trump Organization's pattern of deceptively inflating the value of Trump Organization assets in their representations to banks and insurers.
